Kelowna North - Kelowna North is situated very close to the heart of downtown Kelowna and runs from Okanagan Lake to Gordon Drive and North of Highway 97 to Knox Mountain. Kelowna North features properties that range from heritage homes to small war-time homes as well as some beautiful lakefront properties. The price range thus varies greatly in this area. Being so close to downtown, Kelowna North is walking distanct to the Cultural District, shopping, restaurants, the lakefront, various parks, beaches and many recreational activities. Knox Mountain Park is currently being tested as an off leash park. The designated area begins just past the main gate and extends to the first hair pin turn and is fully fenced.
Glenmore - Glenmore covers from Highway 97 up to the end of Clifton Road and from Gordon Drive to Ivans Road. Glenmore is away from the hustle and bustle of downtown, yet close to many amenities including schools, parks and golf. It is a middle class, family-oriented community in the heart of Kelowna. The area features many quiet tree-lined streets with homes priced in the mid-range that are close to twenty years old. There are also many homes that feature superior views of the lake and valley which are priced in the higher range. There are several major developments; Magic Estates, Mount Royal and Golfview. Duggan Park is currently being tested as an off leash park for small dogs only.
North Glenmore - You will find North Glenmore extending north of Ivans Road up to Winfield and from Highway 97 right down to Okanagan Lake, encompassing McKinley Landing. North Glenmore started out as a sparsely developed area with many orchards. But as the years progressed, the area experienced considerable development and now offers many more amenities to its residents, including grocery stores, restaurants, pubs and more. This neighbourhood is appealing for many families moving from larger centres in Canada and features compact lots with larger homes and many parks and walking trails. A new community under construction is called Wilden, which features many small lakes and a unique setting. The Glenmore Off Leash Area is located in this neighbourhood. It is large, fully fenced and the wooded area provides some shade and natural barriers.
Dilworth Mountain - You will find Dilworth situated North of Highway 97. This exclusive community features some older homes that are up to 15 years old, but mainly offers newer dwellings. Dilworth is known for its spectacular views of the Okanagan while being a very short drive from all the city amenities, including three different malls. The rugged terrain of the Mountain gives the area its olwn unique personality and the proximity to town while still being in the midst of nature, with wildlife in your backyard, makes this a very desirable neighbourhood for families. The Enterprise Off Leash Area is fenced on 3 sides and is located behind the Shaw Cable building near Enterprise/Leckie/Hunter Roads. It is fenced on 3 sides but not fenced on the side by the pond.
Ellison - Ellison is known for its natural beauty and open landscape. It is located north of the Rutland area and includes various golf courses and the Airport. The new Quail Ridge development features moderate to high-end housing situated on the Quail Ridge and Bear golf courses. There are many small acreages and hobby farms in this neighbourhood. The Ellison Off Leash Park is located behind the airport and is accessed off of Old Vernon Road. This park provides for sweeping views and has some shade for the dogs. It is fully fenced.
Rutland North - Situated north of Highway 33 to Sexsmith Road (popularly known as Reid's Corner). The community of Rutland features all the amenities a family would need, including restaurants, recreation centers (swimming and ice rinks), parks, baseball fields, shopping centers and many health care facilities. Homes in this area usually feature larger, flat lots in a moderate price range. The Rutland Recreation Area at 375 Hartman Road is currently being tested as an off-leash dog park.
Rutland South - Rutland South is located south of Highway 33 to Mission Creek. Rutland South is priced similar to Rutland North (moderate) and offers most of the same amenities.
Black Mountain – On the road to Big White; East of Rutland South and South East Kelowna, Black Mountain includes the areas of Belgo, Black Mountain and Kirschner Mountain. This area is mainly rural and includes many acreages, orchards and vineyards. There are many older homes which are quite affordable while several new subdivisions with higher end homes are being developed. There are some excellent mountain views and some great lake views. As well you will find great hiking and mountain biking trails. There is also a good elementary school and a fabulous new golf course (Bell Mountain Golf Club) as well as a planned master community around another amazing golf course (Black Mountain Golf Club).
Kelowna South - Kelowna South is located from Highway 97 to KLO Road, from Okanagan Lake to Gordon Drive. This area features residences that range from older heritage homes to contemporary houses to some beautiful lakefront properties. Kelowna South is close to everything including shopping, numerous parks, beaches, restaurants, Kelowna General Hospital and Okanagan College. Price ranges in this area vary largely because of the wide range of housing available.
Lower Mission - The Lower Mission is an extension of Kelowna South and covers from KLO Road and Crighton Road to Swamp Road and down to the lake. The homes in this area vary greatly in price but tend to be higher priced than other areas due to the fact that almost everything is close to the lake. There are large lakeshore homes as well as normal houses on cul-de-sacs and beautiful, quiet tree-lined streets. This area is well known for the numerous parks and beaches it is home to as well as the neighbourhood oriented shopping and great elementary and secondary schools. The Mission Off Leash Park can be found in this neighbourhood. It is near the Mission Greenway and the Mission Sports Fields and is accessed off of Gordon Drive. The area is fully fenced and there is water for the dogs during the summer. There is also a separate small dog fenced area.
Upper Mission - Upper Mission is all of the hills above Lower Mission. There are several large subdivisions (Crawford Estates, Kettle Valley, The Quarry & Southridge), many of which feature homes with incredible lake views. There are several wineries (Summerhill, Cedar Creek, St. Hubertus) and parks (Bertram Creek Regional Park and Okanagan Mountain Provincial Park). Hiking, mountain biking and ATV riding are big activities in the surrounding hills. And although there are many higher priced homes, you can still find some moderately priced housing. The Cedar Creek Off Leash Park is found here. This is the only current park where dogs can swim in the lake. It is located off Lakeshore Drive and is wheelchair accessible on the lower level. Currently a new pump station is being constructed and vehicle access to the lower level is restricted. Park on the upper level and walk down the gravel path to reach the beach area.
Springfield / Spall - This area is close to the center of Kelowna covering from Gordon Drive to Mission Creek and from Highway 97 to Bernard Avenue. This area truly is close to everything including Kelowna's major shopping centers (Capri Mall, Spall Plaza, Orchard Park and Dilworth Center) and the Parkinson Recreation Centre. This area is also close to restaurants and golf courses. There are some gated communities in this area and pricing is in the mid-range or higher for larger plots of land and acreages.
South East Kelowna - South East Kelowna is the bench land South of Mission Creek and east of Swamp Road (excluding Crawford Estates but including Gallagher’s Canyon). This area also features homes with spectacular views of the Okanagan and is nestled amongst many orchards and beautiful golf courses (Gallagher’s Golf Course, Harvest Golf Course & Duffers). Homes in this area tend to be in the higher price range.
THE DISTRICT OF LAKE COUNTRY
Lake Country - The district of Lake COuntry offers an away-from-the-city feel and a quiet rural lifestyle which is home to over 10,000 people. The municipality is made up of 4 defferent constituencies: Winfied, the commercial centre of the area; Okanagan Centre, a residential community along Okanagan Lake; Oyama, located between and around both Wood Lake and Kalamalka Lake; and Carr's Landing also along Okanagan Lake. The area is surrounded by many lakes; the larger lakes are: Okanagan, Kalamalka, Wood and Duck, while in the hills to the east lie smaller fishing lakes named Beaver, Dee, Aberdeen, Oyama and many more. Home prices tent to vary in Lake Country depending on the location, view and upgrades.
Big White – Big White is BC’s highest resort. It is nestled on the edge of the scenic Canadian Monashees and is located 55 km east of Kelowna. Big White Resort offers dry snow conditions with 1200 acres of skiable terrain, the ultimate in express lifts, and a complete mid-mountain resort village. Established in Dec 7th 1963, Big White has become one of the leading world class ski resorts in Canada and the Pacific Northwest. Big White Resort’s focus is on affordable family skiing.
Real estate development in this community continues unabated. The Snow Pine Estates residential subdivision features over 100 chalet and duplex lots with panoramic views and attractive investment income opportunities.
The mountain is becoming world renowned and there has been tremendous growth in the last five years. There is a choice of condominiums and chalets (with many more under construction) and most homes have direct access to the Ski Hill. With the possibility of a Greg Norman Golf Course in the works and a 17-storey hotel with convention centre and eventually a casino also in the works, now is a great time to invest in a vacation home at Big White.
West Kelowna - Located north of Highway 97, West Kelowna is well known for some beautiful views of Okanagan Lake and the Okanagan Valley. West Kelowna Estates is higher priced than other areas of the Westside because of the views. Sailview Bay features homes with steep lots and access to the lakeshore and Raymer Bay is a popular Beach area.
Westside - The Westside area features many view homes that are moderate to higher priced and many consider this area rural. There are many lakeshore properties and most of the homes in this area feature great views! The Westside is home to two popular parks - Trader's Cove Marine Park (popular with boaters) and Bear Creek Provincial Park (popular with hikers).
Lakeview Heights - This area is on the south side of Highway 97 and is popular for family style living. You can find housing here in every price range with lake view and lakefront properties carrying the higher price tags. Lakeview Heights is also close to shopping, schools, orchard and several wineries, including Quail's Gate and Mission Hill.
Shannon Lake - Shannon Lake is surrounded by Shannon Lake Regional Park and the Shannon Lake Golf Course. Most homes in this area are newer (less than 15 years old to brand new) and are moderately priced. Many young, professional families call this area home because of the quiet streets and large number of cul-de-sacs. There is also a large retirement condominium community drawn by the Golf Course.
Westbank – In 2007 Westbank formed its own municipality. It is a self-contained community which is located south of Lakeview Heights. You will find all the amenities to serve a small community including restaurants, shops, banks and doctors. There is also a good secondary school. Housing is in the moderate price range, although there are some higher priced properties which include lakefront and lake view lots.
Glenrosa - Located in the hills south of downtown Westbank, this area features many view lots, schools and a convenience store. In this area, you will find many large lots with lots of greenery. Pricing tends to be in the moderate range in this fast growing "family area". This area also features many multi-family units. There are 2 good elementary schools and a small shopping mall. The neighbourhood is also located close to the Crystal Mountain Ski Resort.
DISTRICT OF PEACHLAND
Peachland – Just south of Westbank, the district of Peachland is also a self contained community and features all the amenities including shopping, schools, recreation and parks. Peachland is considered a “hillside” community because of its geographical location and the accompanying terrain. The community is home to many kilometers of unobstructed pebble beaches – it is a place of natural beauty and charm with over a hundred years of history. Peachland is a short 20 minute drive to downtown Kelowna and house prices vary from lower priced small, older homes to higher priced lakeshore and lake view properties. Because it is a little bit out of the way, the pricing in Peachland tends to be lower than comparable properties in the Kelowna area.
